The property where East of Broad will stand was once the homestead of a local family. With 120 years of ownership, the family engaged Mackenan as the developer to truly transform the property from vacant land to the future 100,000 square feet mixed-use development. Mackenan began the planning process in 2019 with a formed-base mixed-use rezoning with the Town of Fuquay-Varina to set the stage for a 55,000 square feet first phase of development consisting of approximately 25,000 square feet of retail and 30,000 square feet of Class-A office. Situated at the intersection of Old Powell Road and Highway 55 (Broad Street), the development will provide an oasis for coffee, restaurants and soft goods along one of Wake County’s busiest thoroughfares. In addition to the retail experience, Phase I will also offer a 4-story, 30,000 square feet Class-A office building to a highly underserved office market. The first phase of development will be accented with innovative architecture, pedestrian plazas and gathering spaces that will truly create a destination for tenants and visitors alike. Phase II is in the planning phases and can accommodate an additional 50,000 square feet of office or retail.

Mackenan acquired The Center in 2019 in partnership with Chatham Street Commercial. The Center was originally constructed in 1968 following the boom in mid century architecture and the infancy of retail shopping centers. The Center is approximately 10,000 square feet and lies at the center of the ever evolving and revitalized downtown core of Cary, NC. The signature addresses of 111 & 121 East Chatham Street made The Center a target for renovation. Rather than re-envisioning the architecture, our team chose to pay homage to the design period with modernization of the storefronts, awnings & siding and upgrading the lighting which is nearly a perfect replica of the original wall lighting.  Additionally, the team further enhanced The Center with a new outdoor patio space and a gathering plaza to seamlessly integrate into the public realm of Chatham Street. With the renovations complete in mid-2020, tenants such as Hanks Downtown Dive and Difara Pizza will be opening soon to further add a boost to the already innovative food scene in Downtown Cary.

As part of North Academy Associates, LLC, Mackenan acquired the 15,000 square foot office building located at 315 North Academy Street in 2018. The existing office building was developed in 1980 and served as a multi-tenant office building until acquired. In need of a major exterior and interior renovation, the partnership worked with multiple architects and engineers to transform the predominantly stucco building into a modern structure consisting of stucco, glass, masonry and metal paneling. An enhanced structural steel entrance and a complete landscape overhaul re-energized this building and was quickly absorbed into the market and now is 100% occupied. A regional bank occupies the first floor and two professional office users occupy the 2nd floor.

Situated directly across from Rex Healthcare’s newest 50-bed hospital, Main Street Office Building is the newest addition to Holly Springs’ booming Main Street corridor. Mackenan acquired the 3.08-acre tract in 2020 and will deliver the product to the market in mid-2021. Setting a high architectural bar, the 19,000 square foot Class-A office building is focused around a 3-story glass curtain wall at the building’s main entrance. The 6,500 square foot floor plate allows for ultimate flexibility to serve tenants of varying sizes. The development of this property integrated environmentally sensitive wetland areas and mitigated the 100-year storm event to ensure compatibility within its surroundings. The development also enhanced the pedestrian experience along the Main Street frontage and ties directly into the pedestrian access to both the Rex Healthcare facility and the existing greenway system of the Town of Holly Springs.
